Rental values, finding tenants, leases and letting your property.
It depends on the town, size, condition, finish and views. Next To Rent prices homes from long lets we have actually closed, not online estimates: a 2-bedroom apartment, for example, typically achieves €1,350–1,700 a month in Sliema and €1,050–1,250 in Mosta. Send us your property's location, size and a few photos for a free valuation.
Prepare the home (a modern kitchen, air conditioning in the bedrooms and a neutral finish let fastest), price it on real closed rents, photograph it well and screen tenants properly. Then sign a lease that meets the Private Residential Leases Act and register it with the Housing Authority, and hand over with a photo inventory and meter readings.
The landlord. Under the Private Residential Leases Act, the landlord must register the lease, and every renewal, with the Housing Authority within 30 days of the lease starting. If the landlord doesn't, the tenant may register it at the landlord's expense and deduct the fee from the rent. When you let through us, we handle the registration.

We check every tenant's employment or income, take references and look at their rental history, and we meet each tenant in person before recommending them to you. You see who they are and why they fit before you decide, and you always have the final say.
For a well-presented home priced on real market rents in an area in demand, we often find qualified tenants within days of listing. Homes priced above the market or in need of work take longer. We give you an honest timeline with your valuation, and if your home is still let we can line up the next tenant before the current lease ends.
Yes. Many of our landlords live abroad: we handle everything locally, from photography and marketing to tenant screening, the lease and the Housing Authority registration. You approve the tenant and the terms before anything is signed.
Landlords in Malta can choose to pay a flat 15% final tax on the gross rent, instead of declaring the rent in their tax return at normal rates. The 15% is paid with Form TA24 by 30 April of the following year, and it is final: no expenses are deducted and nothing is refunded. Landlords who choose the 15% option and have a registered lease of two years or more can also claim a yearly rebate.
Most tenants in Malta expect a furnished home, so furnished usually lets fastest; unfurnished suits larger family houses and long-staying tenants who own furniture. More than the furniture, the finish matters: a modest refresh can lift both the rent and how fast the home lets. Always attach a signed inventory to the lease.
There is nothing to pay upfront: valuation, photography and marketing are free. Our fee is 50% of one month's rent + VAT, due only when your home is successfully let, and it covers tenant screening, the lease and the Housing Authority registration.
