Rent in Naxxar — Modern Homes, Open Views, Central Calm

A historic village with a modern edge — newer apartments with open views, a grand palazzo on the square, and the whole of central and northern Malta within easy reach.

Living in Naxxar: What to Expect

Naxxar combines two worlds. Around the parish square it’s a traditional Maltese village of old stone houses, narrow streets and local cafés; around the edges it’s one of the island’s most popular areas for newer apartments and maisonettes, many with lifts, garages and views across the countryside. Supermarkets, schools, clinics and restaurants are in the village or next door in Mosta, and St Julian’s is roughly fifteen minutes away by car. What you won’t find is the density, noise or nightlife of the coast — which is exactly why most people choose it.

Palazzo Parisio and the Village Core

At the heart of Naxxar stands Palazzo Parisio, a stately palazzo with formal baroque gardens, facing the parish church across the main square. Just beyond the village, the Victoria Lines run along the ridge — a 19th-century British defensive line with walking routes and some of the best countryside views on the island. It gives Naxxar a rare balance: village character and open space, without being far from anything.

Your Naxxar lease: what Maltese law says

Every long let in Naxxar falls under Malta’s Private Residential Leases Act (Chapter 604). These are the clauses that matter most when you sign:

  • At least 12 months. A long let can’t be shorter than one year. Anything shorter is a short let, which the law only allows in specific situations.
  • The six-month lock-in (di fermo). On a one-year lease you’re committed for the first six months, and it can’t be longer than that. After it, you can leave with one month’s written notice.
  • Longer leases, longer notice. Two-year leases need two months’ notice; three-year leases need three months’, with a lock-in of up to one year.
  • Registered within ten days. The landlord must register the contract with the Housing Authority within ten days of the start date. An unregistered lease is null and void, so always ask for confirmation.
  • Rent increases are capped. Rent can go up at most once a year, and by no more than 5%.
  • An inventory is part of the contract. The condition of the home and every item of furniture and appliances must be documented. Check it room by room and take dated photos when you move in.
  • Deposit and renewal. The deposit must be written into the contract and returned at the end, less any documented damage. If the landlord doesn’t want to renew, they must tell you at least three months before the lease ends.
  • Utilities through ARMS. Water and electricity are usually billed to the tenant through ARMS. Make sure the number of residents is registered correctly so you pay the right residential rates.

Before you view in Naxxar

  • Check the view you’re paying for — ridge and countryside views are Naxxar’s big selling point.
  • Parts of Naxxar are still being built up, so look at the plots around the property.
  • A car is realistic here. Ask whether a garage is included and check the commute at rush hour.
  • Newer apartments often have large terraces — ask who pays for their upkeep and waterproofing.
