Rent an Apartment in Gzira — Harbour Views, Central Living

Wedged between Sliema and Msida on Marsamxett Harbour, Gzira gives you front-row views of Valletta’s golden skyline, a buzzing café scene, and some of the best-value long lets in central Malta.

Living in Gzira: What to Expect

Gzira runs along the water facing Manoel Island, its seafront gardens and marina catching the evening light as Valletta’s bastions glow across the harbour. Once Sliema’s quiet neighbour, it has grown into one of central Malta’s most energetic addresses — young, international and refreshingly unpretentious.

  • The seafront strip — brunch spots, wine bars and harbour-view cafés line Triq Ix-Xatt, with Manoel Island’s green open space just over the bridge.
  • Perfectly central — Sliema’s shops are a ten-minute walk, the University of Malta and Mater Dei Hospital are minutes away, and Valletta sits just across the water.
  • Real value — much of the Sliema lifestyle at noticeably gentler rents, which is why savvy expats increasingly choose Gzira first.
  • Everyday convenience — supermarkets, gyms, pharmacies and coworking spaces are all woven into the neighbourhood.

As a guide, one-bedroom long lets in Gzira typically range from €950 to €1,350 monthly, and two-bedrooms from €1,300 to €1,600, with seafront apartments commanding a premium. Message us for today’s availability and honest pricing.

Why Expats Love Gzira

Gzira has quietly become one of Malta’s favourite places to live. Here’s what wins people over.

That Valletta view. The capital’s bastions and church domes fill the horizon across Marsamxett Harbour — a postcard from your evening walk.
Unbeatably central. Sliema in ten minutes on foot, the University and Mater Dei minutes away, and the whole island within easy reach.
Café culture on the water. The seafront brunch and coffee scene rivals anywhere on the island — without Sliema’s crowds.
More home for your money. Rents run noticeably gentler than neighbouring Sliema, so you can upgrade your space or your savings.
Manoel Island on your doorstep. Green open space, the marina and harbour swims — with major regeneration making the area better every year.

Neighbourhoods and streets to know in Gżira

  • The seafront (Ix-Xatt). The waterfront facing Manoel Island and the yacht marina, with sunset views of Valletta and a flat walk into Sliema. The most sought-after part of Gżira.
  • The Sliema border. Streets where Gżira and Sliema meet — you get Sliema’s shops and ferries within minutes, at Gżira prices.
  • Rue D’Argens and the inner streets. Gżira’s everyday high street, lined with shops, supermarkets and takeaways. Practical and central, with more apartments to choose from.
  • Towards Ta’ Xbiex and Msida. The quieter end of town near the marinas, handy for the University, Mater Dei Hospital and the Regional Road.

Your Gżira lease: what Maltese law says

Every long let in Gżira falls under Malta’s Private Residential Leases Act (Chapter 604). These are the clauses that matter most when you sign:

  • At least 12 months. A long let can’t be shorter than one year. Anything shorter is a short let, which the law only allows in specific situations.
  • The six-month lock-in (di fermo). On a one-year lease you’re committed for the first six months, and it can’t be longer than that. After it, you can leave with one month’s written notice.
  • Longer leases, longer notice. Two-year leases need two months’ notice; three-year leases need three months’, with a lock-in of up to one year.
  • Registered within ten days. The landlord must register the contract with the Housing Authority within ten days of the start date. An unregistered lease is null and void, so always ask for confirmation.
  • Rent increases are capped. Rent can go up at most once a year, and by no more than 5%.
  • An inventory is part of the contract. The condition of the home and every item of furniture and appliances must be documented. Check it room by room and take dated photos when you move in.
  • Deposit and renewal. The deposit must be written into the contract and returned at the end, less any documented damage. If the landlord doesn’t want to renew, they must tell you at least three months before the lease ends.
  • Utilities through ARMS. Water and electricity are usually billed to the tenant through ARMS. Make sure the number of residents is registered correctly so you pay the right residential rates.

Before you view in Gżira

  • Seafront homes face the main coast road, so check how much traffic noise reaches the bedrooms with the windows closed.
  • Ask about parking: the seafront has almost none, while the inner streets are easier.
  • Look at the building’s common areas and lift — Gżira mixes brand-new blocks with much older ones.
  • If you commute to Sliema or Valletta, check the bus stops and the walk to the Sliema ferry from the exact address.
