How to Rent Out Your Property in Malta: The 2026 Guide

There are two ways to rent out your property in Malta: do everything yourself, or have an agency carry the weight. This guide explains the whole process honestly — every step exists whether you DIY or delegate, so you’ll know exactly what you’re taking on either way, and exactly what you’re paying an agency to remove.

Step 1 — Prepare the Property

Malta’s long-let market is a furnished market. Tenants compare your apartment against others at the same price the same afternoon, and three things move the needle most: a modern, working kitchen; air-conditioning in every bedroom; and furniture that doesn’t announce its decade. A €2,000–3,000 refresh routinely adds €100–150 to the monthly rent — the valuation math usually favours doing it before listing, not after three silent weeks.

Step 2 — Price With Evidence, Not Hope

The most expensive mistake landlords make isn’t underpricing — it’s overpricing into vacancy. A month empty on a €1,200 apartment costs €100 a month spread across the year, and stale listings develop a smell tenants can detect. Anchor your number to real 2026 ranges by locality (published openly in our cost of renting guide) and to what comparable units actually closed at — not what neighbours are asking. Well-priced apartments in Malta rent within days; the market’s feedback is fast and honest if you listen.

Step 3 — Photograph and List Like You Mean It

Phone photos in bad light cost real money. Bright, wide, honest photography — and a description that answers what tenants actually ask (exact location, bills arrangement, AC, internet, availability date) — multiplies enquiries. And multiplied enquiries are what create the healthy competition that holds your price.

Step 4 — Screen Tenants Seriously

The tenant decision is the whole game: a great tenant makes rental income boring (the good kind); a bad one costs multiples of any agency fee. Minimum diligence: proof of income or employment (an iGaming contract, a university enrolment plus guarantor, a payslip), a previous-landlord reference where possible, and a conversation — you learn a lot in ten minutes. Red flags worth respecting: pressure to skip the contract, reluctance to provide documents, and cash-only urgency.

Step 5 — The Registered Contract (Not Optional)

Maltese law requires every long let to be a written contract registered with the Housing Authority — it’s what makes the deposit enforceable and the eviction process (if ever needed) clean. The contract should cover the term and di fermo (locked-in) period, deposit terms, inventory, bills, and maintenance responsibilities. Our rental contracts guide covers the clauses in plain language. On tax: rental income can qualify for Malta’s flat 15% final withholding tax option — worth a conversation with your accountant before your first rent lands.

Step 6 — Handover Properly

A signed inventory with photos, meter readings recorded on day one, keys counted, and the tenant’s registration confirmed. Twenty minutes of paperwork at handover prevents ninety percent of end-of-lease disputes.

The Honest DIY-vs-Agency Comparison

Doing this yourself is genuinely possible — Maltese landlords do it every day. What you’re spending is time (listings, dozens of enquiries, no-show viewings, screening, paperwork) and risk (mispricing, a badly screened tenant, an unregistered contract). What a good agency sells you is the removal of both: evidence-based pricing, professional marketing, pre-screened tenants, a registered contract done right, and a shorter vacancy — which alone often covers the fee. We’re transparent about costs before you commit to anything.
