The bottom of each range is a clean, correctly sized apartment on a quieter street or lower floor. The top of the range buys you the locality at its best — a modern finish, outdoor space, and a better position. Anything advertised meaningfully below these ranges deserves scepticism (more on that below), while seafront and landmark developments like Tigné Point or Portomaso sit comfortably above them.
The Premium Coast: Ta’ Xbiex, Sliema and St Julian’s
Ta’ Xbiex now tops the island’s two-bedroom market at €1,200–€1,700 — a function of tiny supply and marina-front elegance. Sliema remains the benchmark address most expats price everything against, while St Julian’s offers a wide spread: entry-level one-beds from €950 in the quieter pockets up to premium two-beds near Spinola and Portomaso.
The Smart Middle: Gzira, Swieqi and Msida
This is where value-conscious professionals land. Gzira delivers most of the Sliema lifestyle for €100–€200 less per month. Swieqi trades seafront for space and quiet, ten minutes from St Julian’s offices. Msida is the island’s best-connected address and the natural home of students and medical professionals, with one-beds from €850.
The Value Coast: Mellieħa and Marsaskala
If your work is remote or flexible, the numbers get friendly. Mellieħa puts Malta’s largest sandy beach at the bottom of your hill for €800–€950 for a one-bed, and Marsaskala is the island’s best seafront value outright — two-bedroom apartments by the bay from €900.
