Rental values, finding tenants, leases and letting your property.

It depends on the town, size, condition, finish and views. Next To Rent prices homes from long lets we have actually closed, not online estimates: a 2-bedroom apartment, for example, typically achieves €1,350–1,700 a month in Sliema and €1,050–1,250 in Mosta. Send us your property's location, size and a few photos for a free valuation.

The landlord. Under the Private Residential Leases Act, the landlord must register the lease, and every renewal, with the Housing Authority within 30 days of the lease starting. If the landlord doesn't, the tenant may register it at the landlord's expense and deduct the fee from the rent. When you let through us, we handle the registration.

For a well-presented home priced on real market rents in an area in demand, we often find qualified tenants within days of listing. Homes priced above the market or in need of work take longer. We give you an honest timeline with your valuation, and if your home is still let we can line up the next tenant before the current lease ends.

Landlords in Malta can choose to pay a flat 15% final tax on the gross rent, instead of declaring the rent in their tax return at normal rates. The 15% is paid with Form TA24 by 30 April of the following year, and it is final: no expenses are deducted and nothing is refunded. Landlords who choose the 15% option and have a registered lease of two years or more can also claim a yearly rebate.
