Gzira vs Sliema: Which Should You Choose in 2026?

Choose Sliema if you want Malta’s most established address — polished seafront, the island’s best shopping, and a name everyone recognises. Choose Gzira if you want nearly the same lifestyle with €100–€200 more in your pocket every month, a younger café energy, and a shorter walk to the University.

Price: Gzira Wins on Value

From our 2026 price guide: a one-bedroom in Sliema typically runs €1,000–€1,400 monthly and a two-bedroom €1,200–€1,600, while Gzira comes in at €950–€1,350 and €1,100–€1,550. That gap sounds small on paper — over a year, it’s a holiday.

Lifestyle: Polish vs Energy

Sliema is Malta at its most cosmopolitan — the Tigné Point shopping complex, established restaurants, and a promenade that’s practically a national institution. Gzira is the town on the way up: independent cafés, new eateries opening monthly, and a harbour-front view across to Manoel Island that many argue beats Sliema’s own.

Location & Commute: A Tie, Almost

Both towns sit on the same coast road with the same bus corridors. Gzira edges it for the University of Malta and Mater Dei Hospital (walkable via Ta’ Xbiex or a short ride through Msida); Sliema edges it for Valletta, with the ferry crossing the harbour in ten scenic minutes. St Julian’s offices are a similar journey from either.

The Apartments Themselves

Sliema’s stock spans grand townhouse conversions to premium seafront towers — with prices to match at the top end. Gzira’s market is younger: more recently finished apartments, often with better value per square metre, especially one street back from the sea.

Who Chooses Which

In our experience: established professionals and families who want the “finished” version of Malta choose Sliema; younger professionals, couples and university-linked tenants choose Gzira and spend the difference on living. Neither ever regrets the promenade.
