Rent in Swieqi — Calm Streets, Minutes from Everything

Leafy residential streets, spacious maisonettes and penthouses, and St Julian’s business district a ten-minute walk downhill. Swieqi is where professionals and families live well — close to the action, never inside the noise.

Living in Swieqi: What to Expect

Swieqi rises gently above St Julian’s in a grid of quiet, well-kept streets — one of the few genuinely residential neighbourhoods in central Malta. Terraced houses and maisonettes sit alongside modern apartment blocks, gardens and garages are common, and evenings sound like a neighbourhood rather than a nightlife district.

  • Walk to work — St Julian’s gaming and finance offices are a ten-minute downhill stroll; Paceville’s energy stays exactly where you left it.
  • Space to live — maisonettes with terraces, houses with gardens, and apartments larger than their Sliema equivalents.
  • Easier parking — a small luxury that residents of Sliema and St Julian’s can only dream about.
  • Open coast nearby — Pembroke’s coastline and open country are minutes away for morning runs and weekend walks.

As a guide, one-bedroom long lets in Swieqi typically range from €1,100 to €1,300 monthly, and two-bedrooms from €1,450 to €1,700, with penthouses and houses commanding a premium. Message us for today’s availability.

Why People Love Swieqi

Professionals with offices downhill, families who want safe streets, and anyone who prefers sleeping to clubbing — Swieqi’s residents choose it deliberately.

The ten-minute commute. St Julian’s business district is a downhill walk away — thousands of Swieqi residents haven’t sat in traffic for years.
Genuinely quiet streets. A residential neighbourhood in the truest sense — evenings belong to families, not crowds.
More home for your money. Maisonettes, terraces, gardens and garages — space that central Malta’s seafront towns simply can’t offer.
Family-friendly by design. Safe streets, schools and clinics nearby, and neighbours who stay for years.
Pembroke’s coast on the doorstep. Open coastline, running tracks and sea swims minutes away — nature without leaving the neighbourhood.

Rent in Swieqi: prices by size

Swieqi rents sit just under the harbour towns for larger, newer homes. Apartments close to St Julian’s and the bigger maisonettes and villas in Madliena are at the top of the range; streets further up the hill give more space for the budget.

1 bedroom€1,100–1,300
2 bedrooms€1,450–1,700
3 bedrooms€1,550–2,300

Ranges come from long lets we closed in 2025–2026, not asking prices. Floor, finish, views, parking and whether the home is furnished decide where a property sits within its range. For asking rents across every home we list, see the NTR Rental Index.

Neighbourhoods and streets to know in Swieqi

  • Ibraġ. Residential streets right above St Julian’s, a walk or short ride to Paceville’s offices and restaurants but calm at night.
  • Madliena. The quieter, greener side of Swieqi near Pembroke, with larger villas and maisonettes, views and more privacy.
  • Lower Swieqi. The streets closest to St Julian’s, popular with professionals who want to walk to work without living in the middle of the nightlife.
  • Around the parish centre. The heart of Swieqi, with local shops and everyday services, and easy access to San Ġwann and the Regional Road.

Your Swieqi lease: what Maltese law says

Every long let in Swieqi falls under Malta’s Private Residential Leases Act (Chapter 604). These are the clauses that matter most when you sign:

  • At least 12 months. A long let can’t be shorter than one year. Anything shorter is a short let, which the law only allows in specific situations.
  • The six-month lock-in (di fermo). On a one-year lease you’re committed for the first six months, and it can’t be longer than that. After it, you can leave with one month’s written notice.
  • Longer leases, longer notice. Two-year leases need two months’ notice; three-year leases need three months’, with a lock-in of up to one year.
  • Registered within ten days. The landlord must register the contract with the Housing Authority within ten days of the start date. An unregistered lease is null and void, so always ask for confirmation.
  • Rent increases are capped. Rent can go up at most once a year, and by no more than 5%.
  • An inventory is part of the contract. The condition of the home and every item of furniture and appliances must be documented. Check it room by room and take dated photos when you move in.
  • Deposit and renewal. The deposit must be written into the contract and returned at the end, less any documented damage. If the landlord doesn’t want to renew, they must tell you at least three months before the lease ends.
  • Utilities through ARMS. Water and electricity are usually billed to the tenant through ARMS. Make sure the number of residents is registered correctly so you pay the right residential rates.

Before you view in Swieqi

  • Swieqi is hilly. If you plan to walk to St Julian’s, try the walk back up before you commit.
  • Many homes are maisonettes with their own entrance — check the roof, the garden or yard, and who maintains them.
  • A car is useful here. Ask whether a garage or parking space is included.
  • Check construction around the property; parts of Swieqi are still being developed.
