Rent in Ta’ Xbiex — Marina Elegance, Quietly Central

A leafy peninsula of embassies, seafront villas and superyacht berths, tucked between Gzira and Msida. Ta’ Xbiex is central Malta’s most discreetly elegant address — calm on the surface, minutes from everything.

Living in Ta’ Xbiex: What to Expect

Ta’ Xbiex occupies a small, green peninsula on Marsamxett Harbour, its tree-lined avenues home to embassies, elegant townhouses and some of Malta’s finest waterfront apartments. The marina promenade curves past superyachts towards Valletta views, and the pace of life drops noticeably the moment you cross in from Gzira.

  • The yacht marina — one of the Mediterranean’s classic berths, with a seafront walk that belongs on a postcard.
  • Diplomatic calm — embassies and residences keep the streets leafy, quiet and immaculately kept.
  • Everything adjacent — Gzira’s cafés, Msida’s connections and Sliema’s shopping are all a short stroll away.
  • Character homes — alongside modern apartments, Ta’ Xbiex offers townhouses and villas rarely found elsewhere in central Malta.

As a guide, long lets from one to three bedrooms typically range from €1,250 to €1,500 monthly, with seafront and villa properties well above. Availability here is limited — message us early.

Rent in Ta’ Xbiex: prices by size

2 bedrooms€1,250–1,500

Neighbourhoods and streets to know in Ta’ Xbiex

  • The waterfront and marina. The promenade along the yacht marina, with views towards Msida and Manoel Island — calm, green and one of the prettiest walks in the harbour area.
  • The embassy quarter. Quiet, tree-lined streets of villas, embassies and older apartment blocks. Very little through-traffic and a real sense of privacy.
  • The Gżira border. The edge of town nearest Gżira’s shops, supermarkets and buses, where most of Ta’ Xbiex’s apartments are.

Your Ta’ Xbiex lease: what Maltese law says

Every long let in Ta’ Xbiex falls under Malta’s Private Residential Leases Act (Chapter 604). These are the clauses that matter most when you sign:

  • At least 12 months. A long let can’t be shorter than one year. Anything shorter is a short let, which the law only allows in specific situations.
  • The six-month lock-in (di fermo). On a one-year lease you’re committed for the first six months, and it can’t be longer than that. After it, you can leave with one month’s written notice.
  • Longer leases, longer notice. Two-year leases need two months’ notice; three-year leases need three months’, with a lock-in of up to one year.
  • Registered within ten days. The landlord must register the contract with the Housing Authority within ten days of the start date. An unregistered lease is null and void, so always ask for confirmation.
  • Rent increases are capped. Rent can go up at most once a year, and by no more than 5%.
  • An inventory is part of the contract. The condition of the home and every item of furniture and appliances must be documented. Check it room by room and take dated photos when you move in.
  • Deposit and renewal. The deposit must be written into the contract and returned at the end, less any documented damage. If the landlord doesn’t want to renew, they must tell you at least three months before the lease ends.
  • Utilities through ARMS. Water and electricity are usually billed to the tenant through ARMS. Make sure the number of residents is registered correctly so you pay the right residential rates.

Before you view in Ta’ Xbiex

  • Stock is limited, so decide quickly when the right home appears — and let us know your brief in advance so we can alert you first.
  • Ask which floor you’re on and what the view is: marina views vary a lot even within the same block.
  • There are very few shops within Ta’ Xbiex itself, so check the walk to Gżira for daily errands.
  • Older villas and apartments can be charming but draughty — check windows, heating and air conditioning.
