Remote workers and creatives who need good wifi more than a short commute; families who want a garden and a real neighbourhood; anyone who has done the Sliema year and wants something with a soul; people whose budget goes much further here than anywhere else.
The inland heartland — Żebbuġ, Siġġiewi, Rabat, Mdina, Mtarfa, Dingli, Mġarr — has the farmhouses, the townhouses with courtyards and the countryside on the doorstep. Rabat is the most complete town of the group; Siġġiewi and Dingli are the most rural. The south — Żurrieq, Qrendi, Mqabba, Kirkop, Safi, Gudja, Għaxaq, Żejtun — is close to the airport, well priced and genuinely local. The coastal villages — Mellieħa, Marsaskala, Marsaxlokk, Birżebbuġa, Xgħajra, Kalkara — give you sea and sand without coastal-strip prices; Marsaskala in particular has become a favourite with families and expats for exactly that reason. The Three Cities — Birgu, Isla and Bormla — are harbour heritage: fortified, walkable, a ferry from Valletta, with some of the most atmospheric conversions on the island. Gozo is its own answer: a ferry away, a step slower still, and popular with people who work remotely and visit Malta rather than live on it.
On our current books a two-bedroom apartment in the villages runs from around €900 to €1,500, and a three-bedroom from €1,300 to €2,000. Converted farmhouses and townhouses with outdoor space vary widely by condition — from €1,800 for a plain one to well over €3,000 for a serious restoration with a pool. The rule of thumb: the same rent as a coastal two-bed buys a house here.
A car is close to essential inland and in the south; Mellieħa and Marsaskala have decent bus links but you’ll still want one. The Three Cities are the exception — the ferry and short distances make them walkable. Gozo needs a car and a tolerance for the ferry timetable. Commutes to Sliema from the villages run 25–45 minutes depending on the hour.
Every village has its shops, pharmacy, band club and festa. Larger supermarkets are a drive. Schools are local and good; international schools are the long commute. What you gain is a community that notices you, quiet nights, and space to spread out.
Older properties mean character and occasionally quirks: damp in a ground-floor room, a kitchen that needs updating, patchy mobile signal in thick stone walls. Check the internet speed on the viewing, not after. Festa week is loud. And some coastal villages fill with summer visitors — ask what August is like.
Malta’s Private Residential Leases Act sets the ground rules for every long let. A long-let contract runs for a minimum of one year and must be registered with the Housing Authority — an unregistered lease is unenforceable, which protects you as much as the landlord. Expect a deposit of one month’s rent (occasionally two for furnished homes with a lot of value inside), one month’s rent in advance, and a notice period written into the contract, usually one to two months after an initial minimum stay. Utilities are almost always on top and billed on consumption; ask how the meter is read. Rent increases are capped and can only happen once a year, at a rate fixed in the contract. Ask to see the registration certificate before you move in. We walk every tenant through these clauses before anything is signed.
