Seaviews: Renting a Sea View or Seafront Home in Malta

The view is the amenity. On an island where almost nowhere is more than a few kilometres from the sea, a genuine, unobstructed water view is still the single most valuable thing a rental can have — and the most misdescribed. This guide is about paying for the real thing.

Who it suits

Anyone for whom the view is non-negotiable and who is prepared to pay a premium for it: couples, executives, people working from home who want the horizon behind the laptop. It cuts across every other lifestyle — a seafront flat in Sliema, a terrace above the bay in Mellieħa and a balcony onto the Grand Harbour in Birgu are three different lives with one thing in common.

Where the real views are

Sliema and Gżira frontline apartments look across Marsamxett to Valletta — the classic Malta view, and the most expensive. Ta’ Xbiex and the Msida marina give yachts and Valletta at a slightly lower price. St Julian’s offers Spinola and Balluta bays. The Three Cities and Kalkara face the Grand Harbour and Valletta’s bastions — arguably the best view on the island and still under-priced. Mellieħa and St Paul’s Bay give open-sea and bay views from hillside apartments. Marsaskala, Marsaxlokk and the south coast give harbour and open-sea views for the least money. Inland, Madliena and High Ridge give distant sea views over the whole north-east coast.

What the premium buys

On our books a sea-view apartment typically carries a premium of 15–30 per cent over the same flat one street back, and a true seafront position more. The premium is worth it when the view is used daily — a terrace you’ll eat on, a living room the light pours into. It is not worth it for a bedroom you’ll only see at night. Sea views also tend to hold their price when the market softens, which matters if you may renew.

How to tell a view from a glimpse

Ask three questions on every viewing. Which rooms actually see the water, and from where in the room? What is between you and the sea, and could it be built on? Which way does it face — east gets the sunrise and the cooler afternoons, west gets the sunsets and the heat? Then visit at a second time of day if you can. A “sea view” in a listing can mean a sliver between two buildings; every Seaviews home on Next To Rent has been checked by us for a genuine, unobstructed view.

The honest part

Salt air is hard on aluminium, aircon units and anything metal; check the state of the windows and the outdoor units. Seafront means wind, and in winter storms mean spray. Promenades and bays are busy in summer, and beach-side localities can fill with short-let visitors. Parking on a seafront is, without exception, difficult. And the tax on a view is paid every month — make sure it’s one you’ll use.

Before you sign: the lease, in plain terms

Malta’s Private Residential Leases Act sets the ground rules for every long let. A long-let contract runs for a minimum of one year and must be registered with the Housing Authority — an unregistered lease is unenforceable, which protects you as much as the landlord. Expect a deposit of one month’s rent (occasionally two for furnished homes with a lot of value inside), one month’s rent in advance, and a notice period written into the contract, usually one to two months after an initial minimum stay. Utilities are almost always on top and billed on consumption; ask how the meter is read. Rent increases are capped and can only happen once a year, at a rate fixed in the contract. Ask to see the registration certificate before you move in. We walk every tenant through these clauses before anything is signed.
