The central towns are where the island keeps its gardens, its townhouses and its quieter evenings, and they are fifteen minutes from almost everywhere else. Families, couples who plan to stay more than a year or two, anyone relocating with a car, and people whose work is central — Mrieħel, the Central Business District, the airport side or hybrid. It suits people who want to live in Malta rather than on top of it.
Attard, Balzan and Lija are the Three Villages: leafy, prosperous, with townhouses, villas and the island’s best-kept squares. Rents reflect it. Naxxar is larger and more varied, from the old core to newer apartment blocks, with the coast at Baħar iċ-Ċagħaq and the premium hillside of Madliena and High Ridge on its edge. Mosta is a proper working town around the Rotunda — well served, central and good value for family apartments. Iklin is small, residential and quiet, a favourite with families. Birkirkara is the biggest town on the island and the most affordable of this group, with everything you need and a fair amount of traffic. San Ġwann sits between Birkirkara and the coast: modern blocks, supermarkets, ten minutes to Sliema — the compromise choice for people who want both. Santa Venera is the budget entry with the same central position.
On our current books a two-bedroom apartment runs from roughly €1,200 to €1,800; three-bedroom apartments from around €1,500 to €2,500; townhouses and villas with outdoor space from €2,500 upwards, with the Three Villages at the top. The same money buys noticeably more square metres, more storage and more likelihood of a garage than on the coast. Landlords here often prefer longer tenancies and will discuss two- and three-year terms.
You will want a car. Buses exist and are fine for a commute to Valletta from Birkirkara or Mosta, but the central towns are built around driving. The upside is that parking is usually possible, and a garage is a realistic ask. Sliema is 10–15 minutes off-peak, the airport 15–20.
This is the strongest area on the island for schools: state and church schools in every town, and the international schools in Pembroke, Swieqi and St Andrew’s within a short drive. Supermarkets are large and easy to park at. Festa season brings fireworks and band marches — charming in July, less so if you’re a light sleeper on the square.
Main roads through Birkirkara, Naxxar and Mosta carry real traffic; a side street matters more here than a postcode. Some newer blocks are finished quickly — check the water pressure, the windows and the aircon on the viewing. And accept that your friends on the coast will make you do the driving.
Malta’s Private Residential Leases Act sets the ground rules for every long let. A long-let contract runs for a minimum of one year and must be registered with the Housing Authority — an unregistered lease is unenforceable, which protects you as much as the landlord. Expect a deposit of one month’s rent (occasionally two for furnished homes with a lot of value inside), one month’s rent in advance, and a notice period written into the contract, usually one to two months after an initial minimum stay. Utilities are almost always on top and billed on consumption; ask how the meter is read. Rent increases are capped and can only happen once a year, at a rate fixed in the contract. Ask to see the registration certificate before you move in. We walk every tenant through these clauses before anything is signed.
